TAMA 38/2 is similar to TAMA 38/1 but involves the demolition of the entire existing building and increased building rights. Residents gain a spacious new building with apartments constructed to the highest modern standards in place of their existing apartment plus an additional 25 sq. m, balconies, elevator, warehouses, and underground parking if possible.
With TAMA 38/2 you are entitled to alternative accommodation during the construction period at no additional cost on your part. You benefit from a dramatic increase in the value of your property, while staying in the neighborhood you know and love.

A crucial element of urban renewal is planning. For us, this means taking into consideration the needs of local residents and offering them a win-win partnership where we both prosper - and not at each other’s expense. This is the most important aspect of urban renewal.
The first stage is to enlist approval from the tenants. Legally, approval of two-thirds of the owners of the building's housing units and common areas is required. For demolition and construction (Tama 38/2) an 80% majority is required.
Following the residents’ agreement in principle, the second stage involves a meeting with the residents at the company's offices. Here, we deliver a business presentation and unveil a preliminary architectural plan for the building, as well as providing details of the tenants' rights and compensation.
In the third phase, the project goes into detailed planning. Each resident receives a personal plan highlighting where the additions to their apartment are planned and what changes will be made. Once approved, the plan is submitted to the relevant local building authority committees, in order to expedite and obtain building permits.
Once we receive preliminary approval from the relevant committees, a detailed agreement is signed with the apartment owners, finalizing the plans submitted to the local authorities for approval.
Upon obtaining a building permit, we begin accelerated construction of the project. The project is undertaken in three parts: Reinforcement from earthquakes, building additions to apartments as well as building new apartments.
When the construction and upgrades are completed, the new apartment will be handed over to the residents.

An owners’ representative is appointed and an attorney is hired at the Company’s expense.
In the third phase, the project goes into detailed planning. A plan is built to the satisfaction of the apartment owners in accordance with the permits required by law.
Once approved, the plan is submitted to the relevant local authority committees, in order to obtain a building permit as soon as possible.
After receiving the permit - the tenants will be moved to alternative housing of the same level as their current housing - at the company’s expense.
We will start advancing work on site as soon as possible. Throughout the process, we will be attentive to your needs and preferences, and will update you at every stage.
Upon completion of the construction phase, the keys to the new apartments are handed over to the residents.
